Design Development
Ok. The schematics are approved. You’ve been looking at budgets, drawings and plans.
Now it’s time for the fun stuff! ☺
Design Development is the phase where we explore your personal taste and laser in on what the floors walls and doors will look like. What kind of lighting you want – along with ceiling designs, fabrics, furniture and finishing touches like area rugs and other furnishings.
Sketches and renderings will be used at this time to help convey the overall “look and feel” for the renovation.
Our objective: give ourselves an opportunity to visualize what the final outcome of your project will look like.
It’s also during this time where we need to ensure that the project stays true to our budget.
There’s plenty of give and take activity as we figure out how to maximize the impact of the design.
The sole intention of this process is to create a living space that is cohesive and matches up with your vision – and meets your budget.
Design Development Phase includes:
- Select furniture, fabrics, finishes, hardware, and lighting for review and approval
- Refine space planning and furniture arrangements based on feedback
- Art and accessory program development based on approval
- Walls, doors, fireplaces, stairs, and ceiling designs are defined and detailed
- Presentation preparation and execution (to include photos, finish samples, fabric swatches, flooring, and wall treatments, floor plans, drawings, sketches, elevations, millwork details and perspectives)
- Identifying paint, area rugs, wall finishes, hardware, furniture, furnishings and any specialty finishes as well
- Showroom and Design Center visits take place as needed
- Possible presentation boards to be used
- Budget and timeline review and discussions about Furnitures/Fixtures/Equipment (FF&E) estimated lead-times)
- Sign offs and approvals
